Modern flats and condos come with a different set of constraints: tight building envelopes, HOA rules on what can change, and floor plans that prioritized resale efficiency over how anyone actually cooks.

Delivery & Install
Our factory is about 45 minutes from San Francisco in normal traffic. The drive is the easy part. The harder logistics are usually the last hundred feet: narrow staircases up to flats, shared building entries, parking that requires a street-space permit during loading, and double-park restrictions that shape what time of day delivery can happen.
We've done this enough times to know how each neighborhood differs. Pacific Heights and Russian Hill mean parking permits and stair-carry coordination. Noe Valley and Bernal means narrow streets and one-shot delivery windows. SoMa and Mission Bay condos mean freight elevators, building manager scheduling, and HOA-approved install hours.
We coordinate the delivery details with your contractor before the boxes leave Milpitas — so the cabinets arrive when the kitchen is ready for them, not three days early stacked in a hallway.

Why Local Matters in SF

A century-old lath-and-plaster wall doesn't accept screws the way drywall does. The questions that come up mid-install — "can we shim this?", "do we need to re-drill the panel?", "is there a different toe-kick height that works here?" — those are easier to answer when the manufacturer is in the same time zone, the same morning.
